McKenzie Mews is located at the corner of Dominion Street and Washington Avenue in the historic River Flats neighbourhood, a project of Cube Development Ltd.

An infill pocket neighbourhood

The twelve rental units of McKenzie Mews constitute a small community within a neighbourhood (River Flats) and more specifically, the Historic Clay District, based on architectural concepts inspired by Ross Chapin.

Historic Medicine Hat

The centrepiece and inspiration of McKenzie Mews is the designated McKenzie Sharland Grocery (1912) and Icehouse (1883), a Municipal Historic Resource. Originally built as a small grocery store with live-above residence for William and Margaret McKenzie, in 1926 it became home to three generations of the Sharland family. Almost destroyed by the flood of 2013, the McKenzie Sharland Grocery has been carefully restored by Cube Development Ltd. and is now a cozy two-bedroom residence. An early City of Medicine Hat gas streetlight (converted to LED) illuminates the front of the Sharland at night. The icehouse is possibly the oldest standing building in Medicine Hat, dating back to the arrival of the CPR. It has been moved twice, including to its current location in 1926.

Preparing for the future

Surrounding the McKenzie Sharland Grocery, Cube Development Ltd. has constructed eleven new units within four new buildings. The Mews has a number of features with a view to the future: solar panels to generate electricity; level 2 electric vehicle chargers in every garage; Passive House levels of wall insulation (approaching R40); and triple-glazed fibreglass windows. The units are heated and cooled by an efficient central mechanical system rather than hot water tanks and furnaces in each individual unit.

Exterior features

The choice of locally manufactured I-XL brick and stucco exteriors should ensure years of low exterior maintenance and keep the project looking smart long into the future. The architectural style is reminiscent of the century-old homes of the River Flats and is compliant with the design guidelines of the River Flats Area Redevelopment Plan.

Landscaping features

All units feature a private patio or deck. Extensive landscaping and mature trees create a peaceful oasis. The central feature is a James Marshall brick mural of a doe and fawn.

 People before cars

The project design promotes interaction among the residents and parks the cars where they belong, on the perimeter. With a heated garage for every unit accessed from the alley and plenty of on-street parking, cars are not prominent.

Located in the heart of the River Flats, McKenzie Mews is not far from downtown, the Y, Athletic Park, Lions Park, Strathcona Park, the Veiner Centre, Strathcona pool, Medalta, two schools, and several churches. Convenience stores, gas station, grocery store, pharmacies, hardware store and many other amenities serve the River Flats neighbourhood. Maple Avenue provides easy access to other parts of the city.
